Many of you have been on the list for these condos for several years. That’s right, we started the rezoning process over 5 ½ yrs. ago and finally received site plan approval last week.
As I don’t have brochures yet, let me tell you something about the 117 condos. We have a mix of 2 bedrooms, 2 baths, some with balconies, some with sunrooms; we have other floor plans with 2 bedrooms, 2 ½ baths, dens, family rooms (in 2 units only, both!).
Some of our fourth floor units have huge balconies, which will be great for landscaping with bushes, flowers and herbs. And yes, you will be able to have plantings because the building is going to be concrete and lightweight steel. Normally, 4 story buildings are built in wood, but not ours!
The building is far back from Judicial Drive, so no street noise. It is also ½ mile from Old Town, a comfortable walk. Many of the units face the protected floodplain/wetlands area while others face the interior courtyard created by the two condo buildings.
The square footage of the units ranges from 1,200 square feet to 2,200 square feet. Many of the units are in the 1,400 to 1,600 square foot range, some in the 1,700 square foot range.
Nine months ago, the units were projected to start at $550,000 and up. Because of the change in the market, many of our 1,200 square foot units will begin selling at $495,000. The 1,400 to 1,600 foot units will be priced from $600,000 to $700,000.
At Providence Square, the condominium building on Main Street just east of East Street, a 1,225 sq. ft. unit sold in June of this year for $517,900. There are currently 2 others on the market with comparable square footage, at similar prices. I believe Ratcliffe Hall is very competitive in pricing.
Construction will take 18 months or so from the time we begin, which I estimate to be within the next 90 days.
We have floor plans in the office. As they are the construction plans, they have to be prettied up before sending them out or posting them on our website, but you are welcome to come in and see them. I have not hired a sales staff yet, so you’ll have to meet with me or with Dee. Please call and make an appointment so that I can be available.
By the way, I cannot take your money yet because Ratcliffe Hall is not registered with the State of Virginia; however, you can sign a non-binding agreement which will reserve your unit until such time as the contract can be executed.
